在改革开放的近十几年中,房地产业,特别是以商品住宅开发为主要获利手段的行业模式,为我国社会经济的发展和国内城镇化的过程做出了极为重要的贡献。但同时,房地产行业的高速开发与粗放经营并存,带来国民经济的结构失调,产生了大量的资源的损耗,也产生了严重的房地产业与城市发展之间的矛盾等等。随着国家各项政策调控措施的出台,房地产业利润不断降低,资金链条不断脆化,使得原有的行业模式早已不得不有所改变。

本文正是通过对目前房地产行业现状的分析,得出目前整个行业面临转型的迫切需求,而转型的方向主要包括金融化、互联网化、多元化和行业细分化,包括旅游、养老等综合体。同时通过比较国内外房企在养老地产领域的转型、创新、突破和具体实践。最终得出的结论是,我国的房企正在转型,养老地产是目前我国房地产企业转型过程中一个重要方向。

在不久的将来,房地产业不再是仅仅建设房屋的短期工程制造,而应该是以房地产开发为基础、以核心运营为业绩增长的全周期的长期行业;房地产业不再仅仅是老百姓居住的房子,而应该是可持续发展的综合性社区、养老居住区、产业园地、城市综合项目、文化及旅游项目等等;房地产业不再仅仅是最最低端的普通制造业,而应该是更加全面和丰富的服务体系和金融体系。本文通过新常态下养老地产的发展,借鉴国际上的经验,引入保险资金的投资运营金融化研究,试图使养老地产真正得到健康、创新的发展。

ABSTRACT

During the past couple years, the real estate industry that mainly in commercial property development has made predominant contribution in the development of China economic society and urbanized process during past decade. The industrial boom and wildly growth, as well as the rapid development and extensive management have been coexist in this period, leading to a large amount of resource consumption; also result in the contradiction between the industrial development and urban development. At the same time, along with all controlling measures and regulations being introduced by the state government, real estate industry profits decrease, the fund chain embrittlement,the original business model has not been able to continue.

This article is concluded that the enterprise faces the pressing needs of transformation by analyzing the current situation of the real estate industry, and the direction of the transformation mainly includes financialization, Internet-enabled business, persification and industrial differentiation, which including travel, retirement such integration. At the same time take Tide Healthland Campus as the leading domestic retirement community model as an example, that especially focuses on the transformation, innovation, the breakthrough and specific practice in the field of retirement real estate industry for Tide holding company. Finally came to the conclusion that the real estate enterprise in China is in the process of transformation, and has already begun to form a new business model. In the future, the real estate business is no longer just the short-term for bread or flour only, moreover, it will be the whole life cycle which is on the basis of development and operation-focused as long-term career; real estate is no longer just about housing, but also for the sustainable development of community, the integration of urban life, industrial park, retirement residential area, the hot-spot of cultural tourism; real estate will be no longer just mainly in selling the products, but also undertaking, cultivating the resource integration platform and assets value-added platform of industrial development and urban development;
