摘要：房建施工总承包项目机电管理在房建这项大工程中占有越来越重要的地位，它的成败不仅体现着施工承包企业的管理水平，对项目承包商是否履约也是一重要的考核指标。然而，目前我国的的房建施工项目机电承包的管理水平较低。因此，本文对我们现阶段的房屋施工总承包项目机电的管理现状中存在的问题做一个简要的分析，然后再针对出现的问题提出相应的解决办法，希望能为相关的工作管理人员提供一些参考意见。

近年来，我国的科技不断迅猛发展，房建项目机电的功能也不断创新，取得了一个又一个新的发展和突破。项目机电的工程造价在房建施工总承包项目中所占的比例已经逐渐超过了了土建部分。我们知道，在房建施工总承包项目中，最主要的责任主体是总承包单位，而项目机电的管理是贯穿于整个总承包项目中，是其中不可或缺的一环，对房间施工总承包项目的成败起着十分关键的作用。目前我国的房屋施工中的项目机电管理状况不容乐观，存在着很多急需解决的问题，影响着我国房建工程的健康顺利发展。这些问题主要体现在以下几个方面
